Sealed ‘Best and final’ offers are invited for 82.88 acres (33.54 Ha), or thereabouts, of good quality land with good access on the edge of Cockermouth at Simonscales Lane.
The land is to be let from 1st April 2025 to 30th March 2026 on a grazing licence basis for grazing and mowing only.
The land is subject to a Countryside Stewardship Scheme – Mid Tier. The grazier is to comply with it. Full details are available from Mitchells. The main points are:
· Parcels 9869 and 1125 - Cannot be mown for hay or silage or supplementary feeders used. Can be grazed with cattle or cattle and sheep, but NOT sheep only.
· Parcels 9869 and 1125 - Apply not more than 12 tonnes/ha FYM or fertiliser applications restricted to 9kg/Ha of Nitrogen annually.
· Parcel 9944 – Cannot be grazed, cannot apply fertilisers, manures or supplementary feed on. The field can be used to move livestock between the underpass.
The land is affected by a public right of way (footpath) which goes along the riverbank.
No cattle to be grazed on the land after 31st October
The cost of the water consumed will be included in the rent.
Payment for the land is due in advance in two equal instalments on 1st April 2025 and 1st October 2025.
The handling facilities in Lot 1 next to the housing estate can be used by the grazier but the owner reserves the right to take them back in hand at any time.
Note that the owners reserve the right not to accept the highest or indeed any offer made.
