BECK GRANGE FARM, CALDBECK 

Mitchells are delighted to offer Beck Grange Farm on an annual grazing tenancy. The agreement will include the management of the land together with the landlord’s hefted, uncrossed, Swaledale sheep flock. The tenant has the use of the modern farm buildings (excluding the farmhouse), and crop will also be available to be taken over by said tenant. 


 TENANCY ARRANGEMENTS 

The tenancy is available from 1st November 2024, or earlier by mutual agreement. The rent will be paid quarterly in advance. The electricity and water to the buildings are shared with the landlord. Offers are to be made to the agent using the offer form below. 


THE LAND AT BECK GRANGE FARM 

The land at Beck Grange extends in total to approx. 163 acres of predominantly good quality permanent pasture grazing and mowing land with the majority in a ring fence, only divided by minor public roads, rising from approx. 200m to 250m above sea level. The land is fenced for cattle and sheep and is watered by both a natural and mains supply. The land is not in any environmental scheme. Adjacent to the farm, there is access to Caldbeck Common, where there is grazing rights for 300 ewes and followers. The Common HLS agreement is managed by the landlord. 

LANDLORD’S FLOCK 

The landlord’s flock consists of a heafed flock of 300 uncrossed Swaledale ewes and followers. It will be the tenant’s responsibility to maintain the sheep flock numbers, with 200 ewe lambs per year, working in partnership with the landlord. The landlord will provide replacement rams, and the tenant will gain the excess lambs and surplus ewes. The sheep flock is included in the tenancy. There is grazing permitted on Caldbeck Common, full details of the Commons HLS agreement will be made available to prospective tenants. The sheep must be removed for the winter (between 1st November and April, subject to the Common HLS agreement).

 

BUILDINGS AND CROP

There is a modern range of farm buildings, including 4 span steel portal framed cubicle and loose housing buildings extending to over 2,000m² (120’x175’) and steel portal framed crop stores and silage clamp extending to over 1300m² (115’x120’). The crops are available to the tenant and are to be replaced at the end of the tenancy agreement.
