Orchard House is an attractive mid 19th century Cumbrian Farm House, situated on the outskirts of the popular village of Newton Arlosh. The property has wonderful views over open countryside towards the Lake District Fells on the south side and the Solway Firth towards the Galloway hills to the North.

The property was extensively renovated in the early 00s. the roof is original and in a good state of repair, the damp proofing was installed in 2001.  Newton Arlosh is situated on the road between Abbeytown and Kirkbride, bordered on one side by moss (peat) land and on the other by tidal salt marsh.  The marsh is a SSSI (Site of special scientific interest) which is a site the government deems best to represent our natural heritage in terms of their flora, animals and geology.

The property has been extensively renovated in recent years while retaining many original features. The farmhouse has good sized living accommodation with two south facing reception rooms one set up as a living room with a log burning stove and the other as a formal dining room with open fire, ceiling rose and built in cupboards either side of the chimney breast. The north facing dining kitchen has fitted base units, space for a table and cooker built into the large feature fireplace. The office/utility also facing north has built in units and plumbing for the washing machine.


A wide turned staircase with a window on the half landing leads to 4 double bedrooms, a shower room and a separate room with a whirlpool bath. The bedrooms are bright and airy with the master having exposed floorboards and coving. The fully tiled bathroom allows you to soak taking in the views of the surrounding countryside. The shower room houses the WC and a large walk in shower with tiled floor and walls.

Beyond the buildings there is a well stocked orchard leading to a duck pond and the land. This runs to approx. 6 acres (2.4ha) and is divided into several well fenced paddocks and there is a mains water supply to the fields. The orchards are stocked with Pear, Damson, Plum, Cherry and Apple.

On both the West and East elevations are traditional barns which offer scope for development potential (subject to planning) to extend the property or to convert into an annex or separate dwelling, some structural renovations to these has been started. The main attached barn boasts a wonderful picture window.
